## Why Siding Replacement Cost Is Hard to Pin Down

Siding replacement is one of the bigger checks most Michigan homeowners write for their house, so wanting a number before you call anyone makes sense. The honest answer is that siding replacement cost in Michigan swings a lot. Size, stories, trim, material and what’s hiding under the old siding all move the price.

Two houses on the same street can cost very different amounts to reside. This Old House’s 2026 pricing guide puts a typical 2,000-square-foot home in vinyl at an average of $12,252 nationally. It also shows total jobs running from about $8,000 to $30,000 depending on the home and material.

This guide covers what drives the cost to reside a house, how the three main materials compare, and what belongs in an estimate. When you’re ready for your actual number, our

We don’t publish price-per-square-foot figures. A number on a web page ignores your house, your trim and your walls, and too often it turns into a lowball that grows once work starts. What we can do is explain exactly what goes into the price, so the range you get at the estimate makes sense.

## The Cost Drivers, One by One

Seven things set your price: wall area, material, stories, tear-off, trim, wall repairs and add-ons. Here’s how each one works.

1. **Wall area.** Siding is measured in “squares,” where one square covers 100 square feet of wall. More wall means more siding, wrap, fasteners and labor. Gables, dormers and bump-outs count. Our free

gives you a rough square count before we measure.
2. **Material.** Vinyl usually sits in the lowest cost tier. Fiber cement costs more because the boards cost more, weigh more and install slower. Cutting it also takes dust control, since James Hardie notes that OSHA’s silica standard caps exposure at 50 micrograms per cubic meter over eight hours. Cedar also sits in a higher tier, and the grade and style (lap, shake or shingle) change the cost a lot.
3. **Stories and access.** A one-story ranch can be sided off ladders. Two- and three-story walls need pump jacks or staging and more time on each wall. Steep lots, decks, porches and landscaping close to the house all slow things down.
4. **Tear-off and disposal.** We take the old siding off before new siding goes on. One layer of vinyl comes off fast. Two or three layers take longer and cost more to haul away, and some older materials need special handling. On homes built before 1978, EPA’s Renovation, Repair and Painting rule requires paid crews that disturb lead paint to be EPA-certified and follow lead-safe work practices.
5. **Trim and details.** Corner posts, window and door trim, frieze boards and the number of openings all add labor. A plain box colonial goes faster than a house with lots of windows, angles and decorative trim.
6. **Sheathing and wall repairs.** Nobody knows exactly what’s behind old siding until it comes off. Soft or rotted OSB, failed wrap and missing flashing get fixed before new siding goes on. That’s where surprise costs come from with some contractors. With us, you see it first.
7. **Add-ons.** Soffit, fascia, gutters and window wraps are often done at the same time. Bundling them can be efficient, but each one adds to the total.

## Relative Cost Tier by Material

Vinyl is the lowest tier, insulated vinyl lands in the middle, and fiber cement and cedar sit highest. These are relative tiers, not prices.

| Material | Relative cost tier | Why |
| --- | --- | --- |
| Vinyl (standard) | Lowest | Lightweight panels, fast install, no painting |
| Vinyl (insulated / thicker panels) | Low to middle | Foam backing or heavier panels cost more per square |
| Fiber cement | Higher | Heavier boards, more cutting with dust control, clearances and joint flashing, often field paint |
| Cedar / wood | Higher | Material grade, back-priming, stain or paint finish |

For a real-dollar benchmark, the 2025 Cost vs. Value Report from JLC covers the East North Central region, which includes Michigan. It shows how far apart vinyl siding cost and fiber cement siding cost sit on a typical job, and what each returns at resale.

| Material (2025, East North Central) | Average job cost | Resale value | Cost recouped |
| --- | --- | --- | --- |
| Vinyl | $19,139 | $15,393 | 80.4% |
| Fiber cement | $23,515 | $23,805 | 101.2% |

The gap is $4,376 on the report’s model project. Treat it as a yardstick, not a quote, because your walls, trim and repairs will move the number.

## What Should Be in a Siding Replacement Estimate?

A good estimate lists every line of work instead of one lump number. Ours lists:

- Tear-off and disposal of the old siding
- House wrap with taped seams
- Window, door and kick-out flashing
- The siding material, profile and color
- Trim, corners, J-channel and accessories, plus soffit and fascia if included
- Cleanup and yard protection, and how hidden damage is handled and priced

The wrap and flashing lines matter more than they look. West Bloomfield Township, for example, has required a house wrap inspection before the brick flashing or siding inspections on any siding replacement since October 1, 2018. Ask your local building department how it handles siding permits, since rules vary by town.

Ask about licensing too. Madison Heights’ residential guide says a contractor who furnishes $600 or more in labor or materials for an owner must be licensed, so request a license number before you sign.

If an estimate you’ve received is one number with no breakdown, ask what’s included. “Siding installed” can mean very different things.

## What’s Usually Extra?

Anything we can’t know until the wall is open, or that you choose to add, can change the base price. These aren’t hidden fees:

- Replacing rotted sheathing or framing
- Extra layers of old siding
- Upgraded panel grades or insulated vinyl
- Gutters, if they need replacing rather than re-hanging
- Painting, if you choose primed fiber cement

Rotted sheathing is the usual surprise. If we find it, you see it and hear the price before we fix it.

## Ways to Keep the Cost Reasonable

You can hold the price down without cutting corners on the parts that keep water out. Four moves help most:

- **Don’t replace what you can repair.** If only one or two walls are bad, a repair may buy you years. Read

    siding repair vs. replacement

    [/guide/siding-repair-vs-replacement/ →](/guide/siding-repair-vs-replacement/)

     first.
- **Pick the material that fits the house, not the brochure.** Fiber cement on a simple ranch may not be worth the step up from good vinyl, especially when the 2025 East North Central numbers show a $4,376 gap in job cost.
- **Bundle trim work.** Doing soffit and fascia with the siding saves a second setup.
- **Plan around the season.** Spring through fall is easiest for big jobs. Cold slows vinyl work and delays paint and caulk. Michigan contractor Level Up Improvement lists 40°F to 85°F as the ideal range for installing vinyl, and says nailing panels in colder weather can crack them.

01

### What's the biggest factor in siding cost?

Wall area and material come first. After that, the number of stories, how much trim detail the house has, and how much old siding has to come off make the biggest difference.

02

### Is tear-off included in your estimate?

Yes. Our estimates list tear-off, disposal, house wrap, flashing, trim and cleanup, so you can see what's in the price.

03

### Why can't you price siding replacement over the phone?

House size, access, trim detail and hidden damage vary too much. We give you a straight price range after we've looked at the house and measured it, and the estimate is free.

04

### Does finding rot under the old siding change the price?

It can. If we find soft or rotted sheathing once the old siding is off, we stop, show you, and tell you what fixing it adds before we do the work.
